Resale property on the Costa Del Sol is selling extremely well by comparison to new developments on the Costa Del Sol Spain not only have we been seeing holiday home buyers back on the market looking for well sort after resale property we are also seeing property investors seeking prime location resale property suitable for long term investment planning.

As we are all aware of the current situation of property markets globally, many people who are financially astute are also seeing the excellent opportunities that have arisen from the downturn in the property market.

Buying property on the Costa Del Sol Spain is becoming easier as the government have introduced a legislation that protects any prospective buyer of Spanish property on the Costa Del Sol. Under the new law (Decree 218) any person looking to sell their property they must by law supply to the estate agent all documentation relating to the property being offered for sale, the estate agent will show the prospective buyer of a property that they are interested in purchasing the (Decree 218).

What does this mean to the prospective purchaser Costa Del Sol property?

The Decree 218 is a formal legal set of documentation that the property is built in accordance of the original PGOU 1986, meaning the property is fully licensed and built within the official guidelines, all relevant taxes have been paid, all community and utility bills have been paid and are up to date.

With the (Decree 218) in force this certainly gives all prospective buyers of Costa Del Sol property complete peace of mind that they are making the right decision when they have found a property that suits their requirements whether it be for a holiday home or purely for a long term investment.

Costa Del Sol property sales in August have proven to show a good sign of the property market on the Costa Del Sol is starting to make a slow but sure recovery. We are seeing a strong increase in the demand for resale property on the New Golden Mile, Marbella and Puerto Banus.

The long awaited price correction that has taken place, we believe has been the catalyst to the interest for many people who have been holding off on purchasing a holiday home on the Costa Del Sol.

Now that the price corection has taken place, sellers are more realistic about the true value of their property and are more open to realistic valuation and accepting offers from interested buyers of their property.

September sales enquiries to date have been excellent, so we are expecting a busy influx of serious people looking to purchase property on the Costa Del Sol.

August has certainly been a very good indication of the increase in sales volume of Costa del Sol property. We have seen a strong trend towards the higher end of the market. Our client enquiries and recent sales are up as spending is strong towards the luxury property we have on our website.

Despite all the turmoil surrrounding the property market globally, for reasons beyond this, we are receivng a higher increase in sales than we expected so not all is doom and gloom across all property markets. I am hoping this may be a sign of a long awaited market recovery not just on the Costa Del Sol but all well established property markets.
